Commercial clearouts are logistically simpler than household ones and operationally harder. There is rarely anything sentimental and rarely anything awkward to carry. What there is instead is a business that needs to keep functioning, a building with rules, and usually a lease date that does not move.
The three jobs, and they are different
The move-out. A lease is ending and everything not going to the new premises has to be gone by a date, usually with a broom-clean condition in the lease. Deadline-driven, quoted as a whole job.
The refresh. The business stays but the furniture goes — new desks, a reconfigured floor, a rebrand. The constraint is that staff need to work on Monday.
The downsize. Increasingly common. A floor of desks becomes half a floor, and the surplus needs to go. Often the largest volume of the three.
Working outside hours
This is the part that matters most and it is worth saying plainly: we can work evenings and weekends, and for most commercial jobs that is the right answer.
Clearing a working office during business hours means noise, blocked corridors, a propped fire door and staff trying to take calls over it. Doing the same job on a Saturday morning costs the same and nobody's week is disrupted.
For retail it is more pronounced — clearing fixtures during trading is not realistic.
What buildings require
Commercial premises come with requirements a house does not. Depending on the building you may need:
- A booked service elevator, often with a time window
- Loading dock access arranged in advance
- Certificates of insurance filed with building management before the date
- Floor and lift protection
- Security clearance or sign-in for the crew
The insurance certificate is the one that catches people out. Some managed buildings will not let a contractor through the door without one on file, and arranging it on the morning is not possible. Ask your building manager early and we will send what they need.
Electronics are the sensitive part
Every office clearout produces e-waste: monitors, desktops, laptops, printers, servers, phones, cabling.
Two separate concerns. The environmental one is straightforward — e-waste has its own recycling stream and should never be in general waste.
The data one matters more. Any device that stored business data — computers, some printers and copiers, network equipment — should have its drives dealt with before disposal, and that is a decision for you rather than for us. Some clients wipe or remove drives before we arrive; others use a specialist destruction service and we take the rest.

Furniture: the volume surprise
Office furniture is bulkier than people estimate. A desk with a return, a chair and a pedestal per employee adds up fast, and cubicle systems are enormous once dismantled.
As a rough guide, a twenty-person office being fully cleared is typically several truckloads, not one. We will walk it and quote the whole job rather than discovering that halfway through a Saturday.
Where furniture is in good condition, it often donates well — smaller nonprofits and community organisations across Broward can genuinely use decent desks and chairs. Worth mentioning if it matters to you.
Restaurants and retail
Their own category. Commercial kitchen equipment is heavy, often hard-plumbed and gas-connected, and needs disconnecting by the right trade first. Walk-in coolers contain refrigerant and follow the same recovery rules as a domestic fridge.
Retail fixtures — shelving, gondolas, display units, signage — are bulky rather than heavy and dismantle quickly.

Volume-priced like everything else, quoted after a walkthrough. For anything beyond a single truckload we quote the job as a whole so it goes cleanly into a budget.
