"Property cleanout" is one of those phrases that sounds like it means one thing and actually covers about six. In a normal month we will do an estate cleanout for a family in Parkland, a tenant turnover for a landlord in Lauderhill, a pre-listing clear for a realtor in Coral Springs, and a storage unit somebody has been paying for since 2021 and has not opened once.

They are all "cleanouts." They run very differently. So here is what actually happens, start to finish, and roughly what it costs around here.

The walkthrough is the real quote

We will give you a ballpark on the phone. We are happy to. But the number that matters is the one we give you standing in the property, because that is the only point at which anyone actually knows how much there is.

The reason is simple: almost nobody accurately estimates their own garage. We do not mean that as a criticism — it is just that you have walked past that stack of boxes for four years and stopped seeing it. Attics are worse. Sheds are worse still. We have arrived at "just a couple of rooms" jobs that turned out to include a fully loaded two-car garage and a shed with a lawn mower in it.

So the walkthrough goes room by room. Garage, attic, closets, patio, shed, side yard. We ask what is staying. We ask twice about anything that looks like it might be sentimental, because the one thing we cannot undo is taking something you meant to keep.

Then you get a firm number in writing, and nothing moves until you say yes.

What it costs

We price by volume — how much space your load takes up in the truck. Not by the hour, because charging by the hour means you pay more when the stairs are difficult, and that has always struck us as backwards.

In practical terms, for Broward County:

Bigger properties sometimes take more than one load. We will tell you that at the walkthrough rather than discovering it halfway through, and you get the number for the whole job up front, not per trip as a surprise.

The part people do not expect: the keep pile

This is the step that separates a cleanout from a dump run, and it is the one we spend the most care on.

Before anything general gets cleared, we separate out anything you are keeping, checking, or want to look through. On estate jobs that means we go slowly, and we flag things rather than assume. Documents, photographs, jewellery boxes, anything in a safe, anything that looks like it belonged to someone specifically rather than to the house.

The one thing we cannot undo is taking something you meant to keep. So we ask, even when it slows us down.

Families are often dealing with a lot on the day of an estate cleanout. It is not a logistics problem for them, it is a hard afternoon. We would rather ask an obvious question twice than get it wrong once.

How long it takes

Most single-family homes in Coral Springs, Margate or Coconut Creek are a one-day job. Two crew, one or two truckloads, finished the same afternoon.

It stretches to two days when the garage is genuinely full, when there is an attic with proper stairs, or when the property has been sitting for a while and the yard has gone with it. We would rather schedule two days and do it properly than rush and leave you with the awkward stuff still in the corner.

Rental turnovers are their own thing. Landlords usually call us on a Friday with a Monday deadline, and that is normally fine — a two-bedroom unit emptied and swept is well within a day.

What we cannot take

Worth knowing before we arrive, because it is the one part where our hands are genuinely tied:

These are Florida disposal rules, not our preference. Broward County runs household hazardous waste drop-off events through the year, and if you call us we will point you at the next one rather than just saying no.

Broom clean means broom clean

When we say the property is left broom clean, we mean the floors are swept and the space is ready for the next thing — paint, photography, a showing, a handover. Not "empty with a layer of dust and a few stray screws."
