Consent is the whole foundation
The single most important thing: the person living there needs to be part of this.
We regularly get calls from adult children or relatives who want to arrange a clearance while their parent is out. We understand the impulse entirely — it usually comes from months of worry and exhaustion. But clearing someone's home without them is experienced as a violation, it damages trust in a way that is hard to repair, and the research on outcomes is not kind to it.
Where someone genuinely lacks capacity, or where a code enforcement or safety order is in play, that is a different situation with its own process. Otherwise: the person decides, and we work at their pace.
Go slower than feels efficient
The instinct is to clear fast — get it done, minimise the ordeal. It backfires.
What works better is working in defined zones with breaks, and letting the person make the calls on categories rather than individual items where possible. "Are we keeping newspapers?" is a manageable question. Four hundred separate decisions is not.
Expect a day to cover less ground than the same volume anywhere else. That is not inefficiency; it is what the job actually is.
Never bin something quietly
It is tempting, when something is obviously rubbish, to just move it. Do not.
Being caught doing it — and you generally are — ends cooperation for the whole day and sometimes for good. Ask, even about things that seem beyond question. The time it costs is much less than the time a breakdown in trust costs.
Look for what is genuinely there
A practical point that matters. Valuables, cash and important documents turn up in these properties far more often than people expect, frequently inside things that look like rubbish.
We check rather than shovel. Anything that looks like money, jewellery, identity paperwork or financial records gets set aside and handed over, always.

Worth being frank, because it affects what the job needs.
Properties in this situation can involve significant amounts of accumulated material, blocked exits, damage that has gone unaddressed, pest activity, and in some cases biological contamination. In South Florida, humidity compounds all of it.
Some of this is beyond junk removal. Where there is significant mould, or biological contamination, that requires remediation specialists with the right equipment and protocols — not a hauling crew. We will tell you if we think you are past our line, and we would rather lose the work than have a crew handle something they should not.
Structural concerns are the same. If floors are loaded beyond what they should carry, that needs assessing before anyone works inside.

Always on site, and usually across multiple loads. We would rather give you an honest number for a two-day job than an optimistic one for a single load that turns into three.

A cleared property is a beginning. Without support in place — and there are clinicians who specialise in exactly this — the likelihood of the property refilling is high, and a second clearance is harder than the first because trust has usually been spent.
