Foreclosure and eviction cleanouts are the least sentimental work we do and the most procedural. The hauling is straightforward. What matters is the paperwork around it, and getting that wrong is expensive in a way a full truck never is.

Document before you touch anything
The single most important step, and the one investors new to this skip.
Before a single item moves, photograph everything. Every room, wide shots and detail shots, with timestamps. Include the exterior, the garage, any outbuildings.
Why it matters: disputes over what was in a property, and what condition it was in, are common. A complete timestamped set is the only version of events that holds up later. Once the property is empty, an undocumented claim is unwinnable.
We can provide our own before-and-after set as standard, and for out-of-state owners that is usually the record that matters.
Understand what you actually have
There is a real difference between a property where the occupant left voluntarily, one cleared by a lawful eviction, and an REO asset acquired at auction. The rules around personal property differ, and so do the timelines.
Confirm you have lawful possession and that any required notice period has run before you have anyone clear the property. We will ask about this before booking, not to be difficult but because it protects both of us.
What gets left behind
After a few hundred of these, the pattern is consistent.
- Furniture — usually the heavy items nobody could move without a truck
- Appliances — often including a fridge that has been off for weeks, which is its own unpleasant category
- Clothing and personal effects — sometimes a lot of it
- Documents — worth pausing on, see below
- Garage and yard — the part that gets underestimated when quoting the job
- Rubbish — general household waste, sometimes weeks old
- Damage — holes, removed fixtures, occasionally deliberate
On documents: if we come across what looks like identity paperwork, financial records or anything obviously sensitive, we set it aside and flag it rather than binning it. That is our standing practice and it costs nothing.
The condition problem
A property that has been closed up in South Florida with the power off is a different job from a normal cleanout.
Without air conditioning, humidity does fast damage. Mould on walls and soft furnishings is common. A refrigerator that has been off with food inside is genuinely one of the worst things in this line of work, and it needs handling carefully rather than just wheeled out.
If the power has been off for more than a couple of weeks, tell us when you call. It changes the crew, the equipment and the time.
Where there is significant mould, that may need a remediation contractor rather than a hauler. We will tell you if we think you have crossed that line — we would rather lose the job than have somebody clear a property that needed a specialist.
Timelines
Most single-family properties are a one-day clear. Two days if the garage is full or there is yard accumulation.
For investors turning an asset around, the sequence that works is: document, clear, then get trades in. An empty property can take three trades simultaneously. A half-cleared one can take none, which is where weeks disappear.
What it costs
Priced by volume, like everything else.
- Lightly furnished unit: $250–$450
- Fully furnished single-family home: $450–$599 per truckload
- Heavy accumulation or hoarding conditions: quoted on site, usually multiple loads
You get one number for the whole job at the walkthrough, not per trip afterwards. For investors running several properties that predictability matters more than the rate.
