Estate Cleanouts: A Practical Guide for Families in Broward County

We should say up front that this is the job we are most careful about, and the one where being fast is least useful.

An estate cleanout is not really a junk removal job. It is a family working through a house that somebody lived in for thirty years, usually within a compressed timeframe, usually while also dealing with probate, siblings, a realtor and grief. The truck is the last ten percent.

What follows is the order we have watched work, drawn from families who have been through it.

Before anything: find the paperwork

The single most common regret we hear is documents thrown out early, before anyone realised they mattered.

Before any general clearing starts, go through the house specifically looking for:

• The will, and anything referencing it
• Deeds, titles, vehicle registrations
• Insurance policies — life, home, auto, long-term care
• Bank and investment statements, and any safe deposit box keys
• Tax returns from the last several years
• Pension and Social Security correspondence
• Medical records and bills
• Any handwritten notes about who should have what

Check the obvious places and then the unobvious ones: taped under drawers, inside books, in the freezer, at the back of a closet shelf, in a coat pocket. A generation that did not trust banks entirely hid things, and they hid them well.

Do this first. Everything else can wait a week.

Then: the things that matter to people

The second pass is for anything with emotional weight. Photographs above all — loose photos, albums, slides, negatives, home video tapes. These are irreplaceable in a way that furniture simply is not.

Then jewellery, letters, military items, religious items, recipe boxes, children's artwork, anything handmade.

Our practical advice, offered gently: do not try to sort these in the house. Box them, label the box, and take them somewhere you can go through them slowly and without a clock running. Trying to decide about a photo album while standing in a hallway with three siblings and a deadline is how arguments start and how things get thrown away that should not have been.

Then: divide what is being kept

Get this done before the cleanout is booked, not during. Once a crew is in the house it is too late to be negotiating.

A few approaches that families tell us worked:

• Coloured stickers per person, then take turns choosing. Simple, visible, hard to argue with.
• Photograph everything contested and sort it over a video call rather than in the room. Distance helps.
• Write down anything that was verbally promised and check it against the will early, not on the day.

Where there is a genuine dispute, an estate attorney or a professional mediator is cheaper than the relationship damage. That is outside what we do, but it is worth saying.

Then: what has real value

Before assuming the rest is junk, it is worth a look at:

• Solid wood mid-century furniture, which has had a strong market for years
• Costume jewellery, which is frequently worth more than people expect
• Tools, particularly older American-made hand and power tools
• Sewing machines, cameras, musical instruments
• Sterling silver, including flatware nobody has used since 1994
• Coins, stamps, first editions

An estate sale company will take a percentage and handle the whole thing, which is often worth it for a large or well-furnished house. For a modest one, it may not be. Get one opinion before deciding either way.

Then, and only then, call us

By the time we arrive, the ideal state is: paperwork found, keepsakes boxed, division settled, valuables assessed. What is left is the actual cleanout, and that is the part we are genuinely good at.
